Muti tenant units are the most common form of business storefront. Unless you move into a newly constructed strip center space, you will have to contend with what the previous tenant left behind.  How should you decide whether to reface or replace? This is dependent on the condition of the existing signs. Here are the steps we take to help you decide which option is best.

We first assess the existing sign with a detailed survey. Here are some questions that we use to determine that viability of the sign.

  • Is the sign structurally sound? If not, what needs replacing?
  • Any electrical components? Detail their condition.
  • Does the sign contain any graphics? Approximate age or ease of removal?
  • What is the sign made of?
  • Any visible bends, cracks or damage?
  • Any yellowing or discoloration?
  • Any missing components or hardware?

After existing sign assessment, we present our findings and possible solutions to the client. We discuss the material’s pro’s and con’s, their condition, & issues that need additional considerations.  One of those issues occurs with old graphic removal. Depending on the age and condition of the graphics, they can split and crack very easily which leads to an increased labor cost.  Once the existing graphics are removed, there can be a ghosting effect left behind. The longer the graphics are exposed to the weather, the more ghosting effects occur. Depending on the vinyl used, there can also be a significant amount of adhesive left behind that must be removed before apply any new graphics.

With an electrical sign, there are many details that you need to assess. The electrical components, power supplies, if fluorescent lighting was used, should you update to LED’s just to name a few. When all the details are presented, it allows the client to decide effectively and we wouldn’t do it any other way!
