Expense, property managers also are cheap. Particularly when they are not at 100% occupancy, they loath spending the money to take down a sign. There is an excellent chance they want you to put a new sign over the old one and save themselves the cost
Once you move in, occupying space under an assumed name does not work well. It might be a good idea to use another’s name when attending timeshare sales pitches, but it just does not work in industrial space. You need to label the building to match your company:
The UPS and Fed Ex drivers appreciate seeing the correct name on the building. It helps get your packages to you on time and without the hassle of the UPS customer service call or worse, the returned shipment.
Customers may not visit industrial parks like they visit retail, but they need help with the last 100 yards. The lobby is marked with your logo and name. Failure means confused customers. A customer that quits trying 100 yard from your front door is potentially thousands of dollars of lost business. Once they find your lobby, you need to focus on your business. Communicating that you are too cheap to get a proper sign, or wasting time explaining that you occupied the space is not good.
