Customers may not visit industrial parks like they visit retail, but they need help with the last 100 yards. The lobby is marked with your logo and name. Failure means confused customers. A customer that quits trying 100 yard from your front door is potentially thousands of dollars of lost business. Once they find your lobby, you need to focus on your business. Communicating that you are too cheap to get a proper sign, or wasting time explaining that you occupied the space is not good.
