The Four Approvals Behind a Storefront Sign

A storefront sign in a Carlsbad shopping center is approved four times before it goes up once. Owners shop the letters and the font first, and those are the easy part. The approvals are metered, sequenced, and owned by other people, which is exactly where a first-time tenant loses time. On a recent Carlsbad job, we built a formed-plastic sign for a new franchise storefront and carried it through all four checkpoints in order, so the opening date never waited on paperwork the owner had never seen. Here is the path the letters travel to the wall.

How Much Sign Does the Center Allow?

Your letter size is set by your lease. This center's own sign criteria metered the wall-sign area to the storefront, roughly three-quarters of a square foot of signage for every lineal foot of tenant frontage, or 0.75 square foot per lineal foot. The city's sign ordinance caps every commercial program, so that allowance sits inside the city's limit rather than above it. The frontage you lease sets a hard square-footage limit, and the letters are designed within it before anyone talks about the font. On that recent job the finished sign ran 68.81 inches wide by 18 inches tall, with the letter height sized to fit the band the center allows. This is the number an online letter catalog never mentions, and the first place an oversized sign gets caught and sent back.

Who Signs Off Before the City Sees It?

The landlord approves the sign before the City ever looks at it. The center holds its own sign criteria, a design standard for letter height, placement in the sign band, and where a tenant sits relative to the neighbors, and the landlord signs the permit documents themselves. We work with the landlord to land that approval first, because a City permit built on a sign the center has not blessed is a permit for a sign you cannot hang. On the franchise job we spaced the letters evenly between the neighboring tenant signs, which is the kind of placement the center reviews and the City assumes was already settled.

What Does Carlsbad Planning Want on Paper?

Carlsbad reviews the sign in two permits, in order. First comes a Planning Sign Permit, a scaled drawing that shows the design, the dimensions, the size against your frontage allowance, the colors, and the material. Only after Planning approves that drawing may the building permit be pulled, and a required inspection is scheduled before the install is signed off. We prepare the scaled drawing to match the approved area, submit it, and carry it through both desks. The sequence matters, because a building permit requested before Planning has approved the drawing is simply out of order and waits.

What Makes the Build Worth Approving?

The letters are formed plastic, which means the face is heated and pulled over a cut mold, not sliced from a flat sheet. That gives each letter an integral molded shape with a true two-inch return, stronger than a flat cut-out and built to hold in coastal sun. The return depth is doing real legibility work here. It throws a shadow band that lifts a black face off a light storefront wall, so the letters read from across the lot in flat midday light. We spec a matte face on purpose, because a matte surface scatters the reflection that a gloss face would throw back at certain sun angles and wash the letters flat.

How Do the Letters Clear a Tile Roof?

Installation is its own decision on a building with a Spanish-tile roofline. We reach the parapet with a bucket truck, so the crew never steps on a tile course that cracks. The letters flush stud-mount, with threaded studs seated in pre-drilled wall holes set with adhesive, so no fasteners show on the face.
