The first thing any potential buyer sees while visiting a property is the outdoor space, which is why paying attention to its appearance while staging a home is crucial. Keep in mind that the first impression is the last impression, and potential buyers must enter a property via the outdoor space. So, what can be done? There is nothing to worry about! Here are some outside-home staging tips that can make things easier.
  • Deep cleaning: In order to prepare the outdoor space of a property before putting it on the market, it is recommended to get started with a clean canvas. Sweep all the leaves and dirt from pathways, clean the rain gutters, and thoroughly clean the windows and shutters. If a pressure washer is unavailable, renting one for the job can help.
  • Decluttering: Decluttering is a crucial step of any kind of home staging; the same goes for outdoor home staging. Ensure to remove all types of gardening tools, children’s toys, barbeque grills, and trash cans before you decide to move on to the next step.
  • Focusing on landscaping: After decluttering and cleaning the exterior, the next step is to ensure that the garden and lawn look the best. Rake leaves and mow the lawn for a clean and tidy look. Spreading a fresh layer of mulch on the flower beds helps create a uniform look. Make sure to cut away dead branches and trim the bushes.
  • Removing personal stuff: Being able to create a blank canvas is a primary principle of staging. Potential buyers would like to imagine themselves living in the property, and it is suggested not to distract their imagination with any sort of personal stuff. Despite how much you love the decorative flags, garden gnomes, and windchimes, it would help to put them away.
  • Outdoor lighting: Similar to indoor lighting, outdoor lighting can also be a superb tool for creating a welcoming ambiance. Using a string of bistro lights can help brighten up a small garden or yard and help potential buyers imagine themselves having some nighttime fun in there. Going for spotlights to illuminate exterior features or garden beds can really help.
  • Seating: Adding some outdoor seating is necessary to help buyers think of themselves lounging on the backyard deck or garden. It is possible to find seating options of any size to suit any space. If the patio is small, bistro seating can work great. For large yards, a fire pit surrounded by hammocks, rustic sofas, or wooden chairs can be an incredible setting.
