Occupied home staging requires a very different approach from staging an empty property. We are not starting with a blank space. We need to evaluate what the homeowners already own, decide what should remain, and introduce the right pieces to create a cohesive presentation.
For this South Pasadena condo, we began with a detailed pre-listing consultation. The home was fully occupied and contained the owners’ furniture, artwork, accessories, and personal belongings. We walked through each room with the homeowners and gave them a clear to-do list explaining what should be removed, relocated, or simplified before we returned to complete the staging.
The homeowners followed our recommendations and removed a significant number of personal items, furniture pieces, and artwork. This gave the rooms more breathing space, but the home still needed additional pieces and professional styling to feel complete and ready for the market.
One of the strongest features in the condo was a large built-in that buyers saw almost immediately upon entering. Because it created such an important first impression, we did not want it to look empty, overly personal, or disconnected from the rest of the home.
The homeowners already had a mid-century modern sectional, and there were other mid-century details throughout the property. We used that existing style as our starting point and carried it through the living area and built-in. This made the new staging pieces feel connected to the home instead of looking as though they had simply been added for the listing.
We brought in leather accent chairs that introduced warmth, richness, and a classic mid-century feeling. We paired them with a carefully selected coffee table and area rug to define the seating arrangement and create a comfortable conversation area around the existing sectional.
Gold accents were layered throughout the space to add warmth and help connect the different furnishings. We also brought in decorative objects with clean lines and interesting forms to style the built-in. The goal was to highlight this architectural feature while keeping the shelves balanced and allowing some open space between the accessories.
Larger-scale artwork helped complete the walls and gave the rooms more presence. In occupied homes, homeowners often have many smaller pieces of art collected over time. Although those pieces may be meaningful, they do not always photograph well or create the visual impact needed for a real estate listing. Using fewer, larger pieces made the rooms feel more intentional and visually spacious.
We also added tall greenery and carefully selected trees to soften the furniture and bring life into the rooms. The greenery helped balance the warm leather, gold accents, and existing mid-century modern elements without making the spaces feel overly decorated.
The outdoor area was another important part of the presentation. Buyers entered through the front yard before reaching the condo, so we added patio furniture to help that space feel welcoming and usable. It established the experience of the property before buyers even stepped inside.
By combining the owners’ best existing pieces with our furniture, artwork, greenery, rugs, and accessories, the condo felt completely transformed. It still had its original character, but it now looked cohesive, elevated, and ready for photography.
The homeowners could hardly believe the difference and were extremely happy with the final result. Buyers responded to it as well. The South Pasadena condo sold within approximately two weeks of going on the market.
