Monitor The Market For Deals In the beginning you you just want to monitor the market for lots to build your home on.  You can use Realtor.com or Craigslist or whatever method you like, but the first step is to sit and watch.  See what's out there.  Find a few.  Some will have ups and downs.  Some will appear great at first only to find that building in that stop won't work for your needs.  There are a lot of things to consider when building a new home on a lot versus buying a home.  Tearing down an old home and building a new one in its place is sometimes less costly than building on a plot where homes have never been built.  There are things like electricity and access to gas lines that need to be considered.  And for this reason it might be a good idea to work with a realtor.  You might also want to find a realtor that specializes in lot sales or has at least done a few of them in the past.  Having a realtor can save you a lot of time and legwork trying to coordinate everything that needs to get done in order to make sure the lot is safe and worthwhile to build on. One tip is to find a plot that you can afford.  If you go over budget and can't afford the final phases in the project you can get stuck with an incomplete home.  If you overspend on the lot, or run into extra expenses that you didn't know about, you might not even get to the building phase.  So account for some room for error in the budgeting process because it can happen.
