Some homes are empty. Some are still being lived in. Both can be staged. Both can look amazing in photos. But the way we get there? Totally different.
At 27 STAGE, we work with both vacant and occupied homes across Nashville. Some clients have already moved out and need help bringing empty rooms to life. Others are still sleeping in the house and just need a strategy to make it show-ready without feeling like they’re living in a museum.
Here’s how both styles work, what the pros and cons are, and how to know which one makes the most sense for your situation.
Vacant Staging
In a vacant home, there’s nothing in the way. That gives us the freedom to bring in exactly what’s needed. Every piece is chosen to fit the size, the lighting, and the flow of the space. There’s no clutter, no daily maintenance, and no distractions when buyers walk through.
This approach is ideal when the house is already empty or when you’re moving out before it hits the market. It’s also a game-changer for homes with unusual layouts or rooms that need a little help making sense.
The downside? It does cost more. You’re paying for furniture, delivery, setup, styling, and removal. But if the space is hard to visualize or feels cold without furniture, this route can be worth every penny.
Occupied Staging
If you’re living in your home while it’s listed, occupied staging is usually the way to go. We start with what’s already in the house, then remove what doesn’t help and bring in the right extras to round it out.
This might mean swapping out bulky chairs, adding better lighting, styling a few key surfaces, and toning down personal touches so buyers can picture their own life in the space.
Occupied staging is often more budget-friendly, and it can be done without turning your home upside down. The trick is to balance making the space feel welcoming without making it feel too lived-in.
Vacant Works Best
- You’ve already moved out
- The home has empty or awkward spaces
- You want full design control and zero daily upkeep
- You’re listing a model home, flip, or new build
Occupied Is Ideal
- You’re still living in the home
- You’re on a tighter timeline or budget
- Your furniture’s in good shape but needs a little styling help
- You want your space to feel real, but not too personal
Some Homes Fall Somewhere in Between
We’ve staged homes where sellers leave one week into the listing. Others have empty guest rooms but furnished living spaces. The good news is, we’re flexible. We can do part-vacant, part-occupied. We can bring in small pieces or a full truck.
Let’s Stage It in a Way That Works for You
At 27 STAGE, we make staging feel doable. Whether your home is completely empty or fully lived in, we’ll create a plan that shows buyers the best version of your space without making the process stressful.
