Nashville, TN – Should I Install An Encapsulation Barrier In My Crawl Space?

BY: John Greene, Smoky Mountain Crawl Space Systems

It is important to make sure that the moisture in your crawl space is managed. Moisture buildup below your home can create a hazard for not only the health of you and your family, but that of the home itself. A “closed” crawl space is the best option as it gives the greatest chance of preventing moisture related problems. Closing your crawl space means that all penetrations from the exterior of the home (such as those from foundation vents, HVAC units, doors, etc.) are completely sealed, a plastic vapor blocking material is laid on the walls and floor of the crawl space, and mechanical ventilation is used.

The process is otherwise known as encapsulation. A “contractor grade” vapor barrier is usually placed down by the contractor of the home when it was first built. This way, water cannot easily get onto the barrier like it does with the contractor grade vapor barriers. However, the material is far too thin to prevent moisture from building up.

The plastic encapsulation barrier is designed to help repel moisture from getting into your crawl space through the dirt floor and concrete walls. Moisture that gets into your crawl space creates problems like mold growth, wood subfloor deterioration, and insect infiltration. Moisture can harm the structural integrity of your home and create problems like cupping, buckling, and warping of your hardwood floors.

Installing a plastic encapsulation barrier means that not only will your crawl space and home environment benefit from the protection, but your quality of life will go up too. Warm floors and a more efficient heating and cooling system are also a benefit. If you are thinking of installing an encapsulation barrier in your crawl space to keep your home and family protected from dangerous mold and mildew growth, give Barrier Waterproofing a call at 615-257-1060.
