Your agent has a photo date in mind for your listing, if it is not already circled on the calendar. That date matters more than the open house, because your first showing happens on a screen, and the camera records whichever version of your house exists that morning, finished or not. We plan every pre-listing project backward from that morning. The order matters as much as the work itself, because each step done early makes the next one smaller.

Clean First, Then Remove What Competes

Cleaning comes first because styling cannot fix visual noise sitting underneath it. A spotless room shows you what you actually have to work with, and a room still holding mail piles, counter appliances, and excess furniture hides its own dimensions. Removal comes second, and if you are mid-declutter right now, this is exactly where you should be. Pack the things you already know are moving with you, and clear the surfaces and walking routes down to what serves the room. Finish taking things out before you bring one new thing in. Correct the Scale and Clear the Walkways

Furniture that fits the room helps a buyer picture daily life inside it, and furniture that crowds the room shrinks it. If a space still feels cramped after cleaning and removal, the oversized piece is usually the reason, and it should leave. Keep doorways, windows, and the main walking routes open, because the path through a room is part of how anyone understands it. Agents consistently rank the living room, primary bedroom, and kitchen as the rooms to stage first, so start there before the secondary spaces. Then solve any room a buyer might struggle to name.

Finish the Whole Plan by the Photo Date
