The seller's instinct is to empty the house out completely. A buyer reads it the opposite of the way that seller expects. You clear out the furniture to show off the square footage, and the room shrinks instead of opening up. A buyer walks into a bare living room and judges it as cramped, even when the listing says it measures four hundred square feet.

The reason is how a buyer judges size. We size up a room by comparing it to objects we already know, so in an empty room a buyer has nothing to measure against. A buyer reads a story in a vacant house before a single number gets discussed. They take it to mean the seller has already moved on, may be carrying two mortgages, and probably wants out soon. Buyers and their agents price that urgency in and open below the asking number. A staged home looks considered and in control, which protects the price on the day the offer finally lands.

Most buyers meet your home as a thumbnail long before they meet it in person. Empty rooms photograph nearly alike, so a buyer scrolls past a vacant listing the way they pass every other vacant one and click less often. Then the in-person walkthrough fails for the same scale reason the photo did, because nothing helps the buyer measure the space.
