Today's homebuyers are much more sophisticated than ever.  They are pre-qualified with loans or cash and demand homes that are well-maintained and reflect the style they choose to live.  Their attitude is that they would rather spend money getting into the right home today and not have to spend more money later with upgrades like new kitchen and bathrooms and certainly they do not want to complete the basics like interior and exterior paint, hardwood floor refinishing, lighting and landscaping.  The fixer buyer represents only a small portion of current buyers.  This is a major reverse from 10 and certainly 20 years ago. Many of todays buyers have enough money to buy and not enough money to buy and improve.  If you want the best price for your home than remember that a well-prepared and well-presented home will always do better in todays real estate market.
