Kitchen Staging That Starts at the Counter

BY: Nancy Hafner, 27 Stage

If a dish rack or a charging cord has sat on the same counter for months, you've stopped seeing it, and a listing camera will record it on day one. Small daily objects cut a long counter into short sections and pull attention off the cabinets. Most of a kitchen photograph is countertop, so that's where the work starts. A kitchen photographs better after half an hour of emptying counters than after anything you could buy. Here at 27 Stage, we take out what belongs to your week and leave what belongs to the house.

Show the Whole Counter Run

A kitchen usually offers a photographer one place to stand, and everything you do should serve that single frame. Find it by standing where the room comes into view from the hall, then empty the longest uninterrupted counter completely. Put back the coffee maker if you use it every morning, and put the toaster and the blender in a cabinet. Keep mail and medicine out of the listing entirely. Photograph that run before you put anything back, so you see what the camera sees. A counter should look long, since length is the thing a buyer is measuring here. Nothing on this list costs anything except the time it takes.

Reset the Sink Between Showings

The sink is fixed in place, so everything around it takes extra attention. Move the dish rack and the sponge below the counter before a showing. Replace several bottles with one container, or put them away entirely. Keep a small bin under the sink so the daily items leave the counter in one motion and come back after. That reset takes about two minutes once the bin is already down there. An occupied kitchen still has to work every day, so the routine has to survive a week of appointments.

Check Reflections at Camera Height

Reflective finishes show marks differently when light hits them from the side. Look across the counter instead of down at it. That lower angle brings out fingerprints on appliance fronts and water spots near the sink. Bright fixtures catch one small mark and make it larger in a photograph. Wipe the handles and the area around them shortly before the showing. Check the same surfaces again with the lights on, because overhead fixtures find different marks than window light does. This is maintenance and not staging, and it still changes what the kitchen shows first.

Look Past the Counters Into the Next Room

A kitchen is usually seen with part of another room in the same frame. An empty countertop won't help much if the table beside it is crowded or a chair blocks the opening. Stand at the kitchen entrance and look past the counters at the furniture in the next room. Remove whatever interrupts the line between the two. If stools crowd an island or dining chairs narrow the opening, take the extras out before you add anything to the counter. That wider look separates a staged kitchen from a counter that got cleaned for a photograph.

Where Your Work Ends and Ours Starts

Emptying surfaces is real work and you can finish all of it without buying anything. What it can't settle is whether the dining table is the right size or whether the furniture around the kitchen supports it. Answering those means looking at the whole view at once. Here at 27 Stage, we look at the kitchen together with the rooms beside it and say what the house is missing past clean counters. Our inventory covers dining tables, accent chairs, rugs, artwork and lamps when a room comes up short. You handle the daily objects, and we build the arrangement that stays after they're gone. Most kitchens need nothing bought and one thing moved in the room next door.

Let the Kitchen Show the House

Clear the longest counter before you spend money on anything new. Get in touch at (629) 277-8243 and we'll look at the wider arrangement around your Murfreesboro kitchen. We'll say what should stay, what should move, and whether the connected rooms should be staged too. If the answer turns out to be a table rather than a tray, you'll hear that before you buy anything. Clean counters start the work, and the plan has to cover the rooms past them. Your agent can be part of that call when the timing is tight.
