With 4 bedrooms, a huge home office and multiple living areas, your first thought would be that you don’t need to stage multiple living spaces and more than one home office, because the home has room for all of that. While this is a common reaction, home buyers have a hard time defining each space and how they will use it. They need to have a clear visual of how their lives will be while living in the home. For example, with a home this large, it is unlikely that just one person would purchase the home. Most likely at least a couple, and probably children, would be living there. We strategically stage for the needs of potential buyers. We staged a more informal game room/media room for the children in an extra living space apart from the main living room, while staging a more formal sitting area at the front of the home for the adults to converse away from the children. The open concept living room was the main gathering place for the entire family, while the attached room in the back of the home needed a defined purpose. Walking into the home vacant, homebuyers would probably have no idea what the extra space, featured in the photo below, would be used for. We decided to add an extra office space tucked away in the corner, while adding more seating for reading and relaxing.
