The difficult task when addressing roof leaks, especially in commercial buildings with flat or low-slope roofs, is finding the source of the leak. Since water tends to run sideways through any channel it can locate, most of the time the leak itself is not happening where you see water coming through the ceiling.
Some of the areas where we begin to check are at contact points in membranes, flashing on vents, chimneys, etc., and places where equipment sits on the roofs.
Sometimes membrane systems are installed using nails rather than an industrial grade adhesive. When this happens, the membrane is more likely to tear or develop small holes over time and this is a common cause of leaks.
Membrane systems also are heated to bond together and occasionally these bonds break over time which can cause the roof to leak.
Commercial roofs are often complex due to the nature of the building. For example, a restaurant might have a large vent with flashing around it and if this flashing is not installed perfectly a leak can develop quickly.
In other structures, equipment like HVAC units are installed on the roof. This is common in office buildings and apartments, and occasionally the weight of this equipment can cause a leak as well.
These are all problem areas and usually the first places we check when trying to locate leaks. Other times, severe weather or high winds can cause tears in the roofing system, which is another common source of roofing issues.
