Because HVAC units sit up on the roof where you can’t see them, they are often out of sight out of mind. But what many people don’t realize is the toll a rooftop HVAC unit can take on a commercial roof. Whether you already have a rooftop HVAC unit or are considering having one installed, take note of how it can affect your commercial roofing system.

Increased Foot Traffic

A huge advantage of an HVAC unit on the roof is having it out of sight. It takes up less building space, freeing up that space for other business needs. But having it on the roof means any work done will need to be done with access to the roof. 

HVAC units need to be maintained regularly in order to ensure it is in proper working order. But this means an HVAC technician will need to walk on the roof. 

Too much foot traffic can harm the roofing membrane if proper procedures are not followed. To combat this problem, there should be designated walkways that lead to the HVAC unit, and everyone who has access to the roof should follow these established walkways.

Installation

HVAC units are large objects, and even though commercial roofing systems should be designed to withstand this weight, sometimes installation isn’t done properly and can cause damage to commercial roofs. This can lead to wear and tear or costly roofing repairs. Be sure to have a roofing contractor present when HVAC installation occurs to be sure installation is done properly.

Pooling Water

HVAC units on the roof could lead to potential leaks. If the HVAC unit wasn’t installed properly or the unit is faulty and not vaporizing water correctly, this could lead to ponding water on the roof. 

Pooling water leads to big problems for flat roofs, such as deterioration and leaks. Any pooling water should be addressed as quickly as possible to avoid further damage or repairs to a flat roof. A commercial roofing company can make necessary repairs should they be needed.
