Sign Regulations for Businesses in Ocala, FL

Most Ocala, FL business owners would like to maximize the amount of signage allowed by the city of Ocala, FL.  Here’s a quick reference about sign regulations in Ocala, FL.  Of course this changes from time to time, so check back.

Individual businesses or industrial uses.The following are permitted signs for individual businesses or industrial uses:

(1)

Maximum sign area for primary street frontage. The maximum total business sign area for the primary street frontage shall be as follows:

a.

B-2, B-2A, B-3, B-3A, B-3B, B-3C, B-4, B-5, M-1, M-2 and M-3 zones: 100 square feet, or two square feet for each property front foot, whichever is greater.

b.

Reserved.

Permitted types of signs. The maximum total business sign area for signs located in B-2, B-2A, B-4, B-5, M-1, M-2 and M-3 zones shall be as follows:

a.

A maximum of two sign structures for each frontage totaling up to 50 percent of total business sign area, with no more than 150 square feet of sign area per structure.

b.

Either one roof sign or one projecting sign of no more than 25 percent of total business sign area.

c.

Wall signs.

Height, setbacks and spacing. Height, setback and spacing requirements are as follows:

a.

Setbacks and maximum height for freestanding signs in B-2, B-2A, B-4, B-5, M-1, M-2 and M-3 zones shall be as follows:

1.

The maximum height shall be 30 feet.

2.

Freestanding signs shall be set back a minimum of five feet from the public right-of-way.

3.

Freestanding signs shall be set back a minimum of 25 feet from side lot lines or equidistant between side lot lines.

4.

Freestanding sign structures on the same ownership parcel shall be a minimum of 150 feet apart.

b.

Setbacks and maximum height for signs in B-3, B-3A, B-3B and B-3C zones shall be as follows, except that signage for properties in these zones with frontage on Pine Avenue from SR 40 to SR 200, or Silver Springs Boulevard between S.W. First and Pine, shall be regulated under subsection (3)a of this section. Setbacks in these zones are subject to review by the downtown development commission, which may allow waiver of certain setback requirements.

1.

The maximum height of freestanding signs shall be seven feet.

2.

Freestanding signs shall be set back a minimum of five feet from the public right-of-way.

3.

Freestanding signs shall be set back a minimum of ten feet from side lot lines.

4.

Signs shall be permitted to extend over public sidewalks to a maximum of a point 2½ feet from a line at the back of the curb extended vertically, provided that the minimum clearance of 9½ feet above sidewalk grade is maintained. Signs on approved awnings may be allowed to a minimum clearance of 7½ feet above sidewalk grade with the approval of the building official.

Sec. 110-152. Multiuse complexes.

Multiuse complexes of two or more uses on one parcel in all business and industrial zones, except for shopping centers addressed in section 110-153 and planned unit developments/planned developments addressed in section 110-163, shall conform to the following:

(1)

The following signs are permitted:

a.

Freestanding signs:

1.

One freestanding sign (ground or pole) structure for each primary frontage consisting of a maximum of 128 square feet of any combination of identification, directory, changeable copy or animated signage (levels 1, 2 or 3). The animated portion of the sign shall not exceed 50 percent of the total square footage of a sign. All signs may be illuminated; or

2.

Two freestanding sign (ground only) structures for each primary frontage consisting of a maximum total of 128 square feet of any combination of identification, directory, changeable copy or animated signage (levels 1, 2 or 3). The animated portion of the sign shall not exceed 50 percent of the total square footage of a sign. All signs may be illuminated.

b.

Wall signs:

1.

Main complex:

i.

One wall sign for each frontage with a maximum of 40 square feet, consisting of identification or directory signage concerning the name of the complex.

ii.

All identification or directory signage may be illuminated.

2.

Individual unit wall signage (first floor) in a complex:

i.

Individual units may have a maximum of two square feet of sign area for each building front foot not to exceed 40 square feet consisting of identification, directory or projecting signage.

ii.

The measurement for the front footage shall be based on the width of the individual unit along the entrance side (primary frontage).

iii.

Corner individual units that have similar architectural treatments (doors, windows, facade treatments and awnings) as the primary frontage may have the same signage as the primary frontage.

iv.

Sign area is not transferable between facades.

v.

All identification or directory signage may be illuminated.

3.

Individual unit wall signage (second floor) in a complex:

i.

An individual unit may have a maximum of two square feet of sign area for each building front foot not to exceed 40 square feet consisting of any combination of identification or directory signage in lieu of the wall signage in subsection 110-152(a)(l)b., or an individual unit may have a maximum of two square feet of sign area for each building front foot not to exceed 18 square feet consisting of identification, directory or projecting signage in addition to the signage in subsection 110-152(a)(l)b.

ii.

The measurement for the front footage shall be based on the width of the individual unit along the entrance side (primary frontage).

iii.

Corner individual units that have similar architectural treatments (doors, windows, facade treatments and awnings) as the primary frontage may have the same signage as the primary frontage.

iv.

Sign area is not transferable between facades.

v.

All identification or directory signage may be illuminated.

(2)

Height, setbacks and spacing. Height, setback and spacing requirements for freestanding signs are as follows:

a.

Maximum height is 20 feet for all sign structures as of April 1, 2014. Nonconforming sign structures 30 feet or less may replace the sign face (e.g., sign cabinet) one time before complying with the 20-foot height requirement.

b.

Minimum setbacks:

1.

Twenty-five feet from side lot lines, or equidistant between side lot lines.

2.

Five feet from public rights-of-way.

c.

Minimum spacing is 150 feet apart.
