Start with a simple plan. Focus on the big impact areas first: entryway, living room, kitchen, bathrooms, and primary bedroom. Once those feel clean and organized, move to secondary spaces.
Step 1: Clear the Visual Clutter
Toys everywhere? Start by removing anything that feels like “kid stuff overload.” You don’t have to erase all signs of family life, just tone it down.
- Pack up bulky toys, extra books, and school papers
- Limit visible toy bins to one or two per room
- Remove magnets, artwork, and calendars from the fridge
- Store bath toys in baskets under the sink during showings
Step 2: Keep It Flexible and Easy to Reset
Create a few “show-ready kits” with things like clean towels, fresh pillowcases, and easy-to-grab baskets for last-minute toy sweeps. Keep one basket per room so you can toss and tuck clutter in five minutes or less.
- Use storage ottomans or under-bed bins for fast cleanup
- Swap cartoon bedding for simple solids or neutrals
- Limit surfaces to a few decorative items (less is more)
- Hang fresh hand towels before each showing

Buyers walk in and immediately start forming opinions. Help them feel calm, welcome, and excited. You don’t need to hire a florist or buy all-new furniture, just add a few neutral, cozy details that make the home feel cared for.
- Add a soft throw blanket to the couch or reading chair
- Place a bowl of fresh fruit or lemons on the kitchen counter
- Open blinds to let in natural light
- Use mild, neutral scents and avoid strong air fresheners
Step 4: Let Each Room Show Its Purpose
A playroom should feel like a fun space. A dining area should feel like somewhere to gather. If your rooms are doing double-duty, choose which function will appeal most to buyersand stage around that. For example, if your dining room is also the homework zone, pack up the markers and bring back the table runner and centerpiece.

- Make the kids’ rooms look restful and inviting
- Turn a flex space into a reading nook or office, not a storage dump
- Keep furniture layouts open for easy walking paths
