SignWorks had recently completed two other property restriction signs projects working with the staff at the Union City Townhouse Association. During this process staff also identified a need for new reflective signs for the property, but since this was going to be for a total of 336 street name signs, board approval was needed. Once approved our designer worked with staff members and the size of the aluminum blank at 30” wide and 6” tall was locked in. The client decided on engineering grade reflective aluminum blanks in blue with white lettering. The use of reflective vinyl was to ensure the street signs were easily read at night and to promote visibility.
We worked on selecting a highly legible font and scaling the various street name widths such that they would fit correctly (and with enough negative space) into the 30” width that we had standardized on. Once the art proofs were reviewed for accuracy, and to ensure that no typographical errors were present, the tedious work of producing this large order began. The white vinyl text for each of the street names was cut out using our plotter and then each one was masked and transferred to a reflective blue sign blank using transfer tape. The project took a few months to complete, but we were told there was no urgency.
Union City Townhouse Association’s primary purpose, is to protect the residence and common areas of the property while simultaneously preserving the property’s value. Their job is to make sure that the property is well maintained and attractive so that the monetary value of the property is preserved. They are also responsible for maintaining architectural control so that landscaping, structures and facilities have a uniform appearance. Each owner automatically becomes a member of the association and is governed by the rules as set forth in the Covenants, Conditions and Restrictions (CC&Rs) that are recorded with the County of Alameda.
