When construction companies are awarded a contract to build or renovate buildings such as schools, hospitals and the like, they will seek subcontractors and specialty vendors to fulfill various aspects of the project. Sometimes these capital projects, worth millions of dollars, have plan sets, specifications and drawings that are often several hundreds of pages long. Sometimes the documents are well organized into sections and sometimes they’re not. It will depend largely on the architect and their organizational abilities. Generally, items are categorized and grouped into their respective sections e.g. plumbing, electrical, etc. Items that will not be built or finalized until the end of the project (like signage) may have limited details and specifications during the early phases of the bidding process.
For signage this may mean that there is insufficient detail to bid all the signage items referenced in the bid documents. When this happens the sign company will submit an RFI (Request for Information) and ask questions that will allow the items to be properly priced, sometimes after the fact. This sometimes happens early and will take place even before the sign company is selected. In many cases sign details are finalized during the submittals phase, a process where the designer will layout each category of sign, together with the particulars associated with the sign, and submit these details for review by the architect. The submittals exchange is an iterative one ensuring that all signage details including sizes, text, materials, etc. are interrupted correctly and as originally intended by the architects.
