Simple, clean and not overly cluttered.Seller-staged dining room.  Simple, clean and not overly cluttered.           In 2014 I helped a nurse with Stanford Hospital and her husband from the tech industry sell their home. They had lived in the home for many years, accumulating a lot of belongings. They needed to sell before they could buy their next home, so they needed to remain in the home during the sale. How do we prepare the home for market? The first thing to remember is"less is more". Less furniture and clutter is better. If storage is not an option use the garage. Basics to staging with your own stuff: Dining room – elegant. Set dining room table like you are expecting company. If possible, remove a leaf to make the room look larger. Living room – spacious. Not too much furniture. Kitchen - most important room in the house. Countertops cleared off with the exception of a few decorative items. Pictures and magnets off the fridge. Personal photos - take them down. You want buyers to look at your home, not your family. Master bedroom and bath - second most important rooms. Clutter free and bathroom cleared of daily products. Put items in the cabinets unless decorative. Secondary bedrooms - not as important. You can remove furniture and clutter to make them look larger. Curb appeal - remove hoses and cars from driveway. Potted flowers are good to add color. Yard - clutter free. If you have a barbecue, remove the cover. Let buyers imagine themselves enjoying in the backyard. Sights and smells. Open the blinds and draw the drapes so the home shows as light as possible. Scented candles and plug-in aromas are good. Pets - some buyers are afraid of dogs, so try to take your dog on a walk during showings or place your dog in a separate area. Some buyers have a strong sense of smell too, and can smell the animal, even if the animal is not around. Home sellers often can't tell if their home has an odor. Asking your agent or a friend to tour the home might answer this question.
