In a condominium there are many public spaces and it is the responsibility of the Condo corporation to ensure these public spaces are maintained in a safe manner for tenants and visitors and have updated safety signs.  The Condo Corporation along with the Property Management Company should assess the public spaces in their building for safety and that they abide by the laws of Ontario.  Condominium signs can ensure you meet these requirements. Let’s look at some of the signage you need to keep your condominium and retail public spaces safe.

Did you know that No Smoking, No Vaping Signs Are Required for Your Ontario Business?

The Smoke-Free Ontario Act, 2017 states that if you are an employer or owner of an enclosed workplace, an enclosed public place or other smoke-free and vape-free place, you must post enough of the individual tobacco and e-cigarette signs at each entrance, exit and washroom to ensure that employees and the public know that they cannot smoke tobacco or cannabis (medical or recreational) or vape anything there. If you own a hotel, motel or inn, the “No Smoking, No Vaping signs” should be posted in every “non-smoking” or “non-vaping” guest room.

In a recent project for a Condominium Corporation we created and installed over 80 No Smoking, No Vaping signs. Together with the property manager, we identified all the spaces the sign was required and then created the signage based on the legal guidelines for size of the signs. We also installed the signs.

Safety Signs in the Swimming Pool and Sauna areas of a Condominium or Hotel

Signage plays a huge role in keeping people safe in the swimming pool area of any corporation.  Tenants and visitors of the Condo and guests of the hotel should be clearly informed of the safety requirements in the swimming pool and spa area with safety signs.  The caution signs can also advise the users how to use the area safely.

Emergency signs posted in red can direct people on how to stop the sauna. Emergency signs can also post emergency contact information and the address along with an emergency phone that users can then quickly call 911 and be able to provide the location of the emergency.

Traffic Safety Signs and Information Signs in your parking lot

If your property has parking areas, you will want to make sure you have traffic safety signs posted in your parking lot. For example, if you have an underground parking area where traffic should only travel one-way, clear one-way signs should be posted as well as signage that shows someone is going the wrong way should be posting.  Also, where the parking exits to the street, installing a STOP sign is an important safety sign.

Another important sign in a parking lot is identifying wheelchair accessible parking spots.  These signs can let parkers know the spot is reserved for tenants and guests who require wheelchair access and prevent others who don’t require the accessibility from parking in these designated spots. 

You may also have designated parking spots for electric vehicles with charging stations.  Clearly marking these with signs can help visitors easily find the vehicle charging stations.
