For commercial buildings with flat roofs, TPO roofing has become a very popular solution nationwide and especially in areas like Texas where temperatures can soar in the summertime.

TPO is short for Thermoplastic Polyolefin, a single-layer material which is applied to flat commercial roofs and provides a watertight, long-term and energy efficient solution for many types of construction.

When installing a TPO roof, the first step is to determine which insulation to use under the actual TPO material.

There are three types of insulation for TPO roofs, each with their own price point and advantages: polyisocyanurate, expanded polystyrene, and extruded polystyrene. Which type of installation you choose will depend on your budget and how important saving on energy costs is to your structure and your business. The more expensive the insulation up front, the more savings you will see on a regular basis.

Once the insulation is selected and laid out on the roof, a layer of plywood or OSB is installed and sanded down as a backing for the TPO membrane to be installed to.

From there, the membrane itself is installed using mechanical fasteners or a bonding adhesive.

Adhesive installation takes longer, as the roof has to be “painted” with adhesive and then the membrane laid down on top, but it’s the preferred method for our installs because it lasts longer and is safer for the building than nailing the membrane down with fasteners.

Finally, the seams of the membrane strips are sealed using heat and drainage systems are installed to ensure water leaves the roof in the desired places.

When buildings have vents, roof-mounted HVAC systems, or chimneys, the TPO roofing install can become a little more challenging. Special care must be taken to add flashing and ensure these areas are not subject to leaks.
