How does anybody read through all this and know what in the world they are supposed to do for their flat roof?

Are flat roofs really that complicated?

Well the short answer is yes…and no. Or, no and yes, your choice.

Flat roofs offer so much for your commercial building but it does require you to understand how it works. There are pros and cons to everything. A flat roof can last about 20 to 25 years if done properly. A sloped roof, like you would have on your house, usually lasts about 30 years or so the shingle manufacturers say.

Flat roofs are usually less expensive compared to using traditional shingles on a sloped roof but the layering that goes on top of the flat roof can also be damaged just like shingles. Just because you have a leak in your house doesn’t mean that you need to replace the entire roof. Same thing goes for your commercial building. If there’s a leak on a flat roof it might just mean it needs to be repaired. Repairing a flat roof is pretty straightforward. Sometimes these repairs can be done by the owner. And they’re pretty inexpensive. The trick is to know how to do it.
