Houston, TX – How bad foundations can affect a flat roof and how to repair it

Posted in: Industry News

Have you ever wondered how a bad foundation can affect a flat roof? Sloped roofs can of course be affected by foundation issues but flat roofs have an additional thing that can happen. If the foundation is bad a flat roof can collect water and not allow the water to drain.

Normally if this issue exists, the flat roof will collect water in a certain area of the roof typically on a side or a corner. The flat roofs have draining points in order for the water to escape but if the foundation is not done correctly the water doesn’t drain.

What happens here is that the water starts to collect and though it evaporates all the debris of the roof will also start to collect in this area. Sometimes the debris can work towards your favor in helping to seal up any cracks that are there however it doesn’t take much of a crack at all in order for water to seep through. Obviously water seeping through your roof can cause an untold amount of issues.

So in order to repair the damage, you have two options.

  1. First of all get the foundation fixed because the bad foundation will cause many other issues on your property. After that you can go back and fix the roof by first checking to see if the leak is still there. If the leak is still there Proceed to option number 2.
  2. Option number 2 would be to first remove all the water that you see all the roof either with a pump or with the squeegee or with whatever you got to do to get it soaked up to the point to where you can use a shovel and just pick up all the debris that has collected on the roof. Chances are you’ll find a lot of granules of different kinds in there. After that add more water to make sure you get all the debris removed. Then get rid of the water. Now you have a clean surface to try and find where the leak is. As I’ve said before, chances are the leak is very small because it barely takes anything in order for water to be able to penetrate.

Now you can coat the roof with a small amount of a sealant such as asphalt or a small amount of other sealant that’ll survive the heat of the sun plus the heat of the roof itself. However, if you need to repair major holes or major cracks, the best thing to do is to hire a company like certified Commercial Roofing in Houston and see how they would fix it.
