Every commercial roofing system has both advantages and disadvantages.  Knowing the advantages and disadvantages allows for making the most informed decision when choosing the right commercial roofing system for each building.  The most common types of commercial roofing materials are metal, PVC, TPO, and EPDM.

Metal

Metal roofing is an affordable cost option for a commercial roof.  It is also a long-lasting material that can extend the life of any roof.  For the initial installation, metal is installed to protect the building and doesn’t have to disrupt daily operations.  Retrofitting an existing metal roof is an eco-friendly option that uses current insulation and insulation from the membrane, which results in a more energy-efficient roof that saves on energy costs and regulates building temperatures.  Any other materials not used can be scrapped to reduce landfill waste.

PVC

PVC or Polyvinyl Chloride roofing material is a popular choice for commercial roofing.  It is durable, long-lasting, and has fire retardant properties that can prove extremely beneficial for commercial buildings in the event of a fire.  Other roofing materials may burn or melt, but PVC can self-extinguish flames.  This material is also resistant to moisture, chemicals, and wind making it less prone to punctures or tears.  But it does come at a higher cost than other roofing materials.

TPO

Thermoplastic polyolefin is one of the newer roofing materials on the market.  It is a single-ply roofing material that is extremely affordable upfront.  It is also very similar to PVC and EPDM.  TPO membranes are known for their durability and flexibility.  Its ability to stretch is great for any roofing design and its slickness keeps water off.  It is also eco-friendly and made from all recycled materials for businesses that want to go green.

EDPM

EPDM rubber roofs are mostly black but can come in white to help reflect heat and reduce energy costs.  Because it is rubber, it can easily stretch over any type of commercial roof.  This type of material has been around for years and has a good track record as being a reliable roofing material.  It is extremely durable to withstand any weather conditions.  It also allows for different insulation types at the owner’s choice.  Although great in weather, extreme heat can cause it to shrink and tear.  Seam tape can wear over time, allowing water to get in.  Maintenance is required to keep EPDM roofs long-lasting.
